Apparently a positive upshot of the global meltdown has been a break in rising property prices, till recently. Buyers of homes couldnt find more promising market situations to go in for their dream house. Not so apparently, unemployment, no salary increments, inflation, etc have escalated the share of household expenses. Besides rising mortgage payments have tipped heavily leading to foreclosures and rendering people homeless. Lenders now wary are not so forthcoming with loans or mortgages.
So are affordable homes going to remain as dream homes. Federal Legislation has stepped in to correct the situation. HUD and the FHA have enabled programmes like the HARP (Home Affordable Refinancing Programme), tax credits to first-time buyers, stabilising interest rates, gradual sale of foreclosed properties; are some of the measures taken. HAMP Home Affordable Modification Programme has enabled many borrowers to upgrade their sub-prime loans to normal loans. Construction industry being in the doldrums and interest rates dissuading lenders doesnt augur well for the home industry.
